Situated on a prominent corner site, the existing site comprised of two separate commercial buildings, with storage located at first floor level. The proposal retains the ground floor retail use and introduces 5 additional floors on top of the existing structure. Lease restrictions meant that strengthening works to the existing structure of one of the units were not possible, therefore a structural solution of cantilevers and transfer decks were employed to accommodate the additional capacity.


MBA secured multiple difficult consents for the proposals to suit the clients changing requirements maximising the envelope and delivering the final scheme which was well received locally. The hotel represents the first new design specification ‘Gen 4’ of the Holiday Inn Express and InterContinental Hotels Group PLC franchise and is used a precedent model.
